I do not see the entrance to be a problem and question the night time driving ability of those that do see it as a problem.  In my opinion the flashing lights currently installed are not a viable solution.
 
Notwithstanding the above, if better entry definition is needed for some of the residents, I would suggest painting the curbs with reflective paint, including the ends of the Lakewood median curbs at the opening for Golfview entrance (if Lee County allows).   Lynn Hondo

I think that better lighting on the two Golfview signs would help to throw more light onto the entrance and would help to define the road in and the road out.

The two LED lights might warn drivers away from the island as they negotiate the south entrance to the community; but, in my opinion, illuminating the entire entrance would be the better option if assisting drivers is the goal.  Jim (Brice)

The Golfview lighting committee has placed a number of flashing LED lights at the main entrance to assist drivers who have a problem turning in when coming from the south.  When you have the opportunity, test it out and tell your friends and neighbors to also do so.  

Let me know whether you think :



     A.  There is no problem

     B.  The LED's are adequate

     C.  More lighting is needed.

At yesterday's BoG meeting, the members of the board voted to end our management contract with First Choice Community Management.  Your thoughts on this matter are welcomed on the forum.  Meanwhile, we are pulling down our link to the management section of this web page.

We had forgotten about this issue, but were reminded of it when we came here to update the Owner's Forum.  The condition of the dumpster area near the golf maintenance building was improved tremendously back in September.  Here is a  pic from the News-Flash for 9/28/08.  Yeah!!! Way to Go Fencing Committee!!

I'd like to offer my two cents worth regarding the fence committee, too.  I hope that the committee will consider placement of a fence that will act as a screen around the dumpsters at the Golf Maintenance building.  Besides adding some security at the dumpsters, it would reduce the visual assault that we face on a daily basis as we pass this area.

My view of this subject :
Last week the fence committee met at the club house. Low and behold it was a grand affair with not only the committee being there but the club house was standing room only. Well, correctly so the committee Chairman told the group assembled, that this was a committee meeting and therefore no questions or comments from this large body of people will be taken or answered by the committee. My take on this is I think the chairman should have rescheduled this committee meeting and in the benefit for the greater good, should have taken suggestions from the floor because of the huge turnout. It seems to me the people of Golfview find this subject to be very important to the community by the large attendance for a committee meeting. I heard the words from the committee ."There are some things that do not need a general vote and some that do." My take is that if someone is reaching in to my wallet I would want a say in the matter.

  It must be that I needed something to do this afternoon, so I wrote a letter to be read on the owners forum, or that I also feel much research should be done on the fences and gates project. Yes, I heard some reasons the #1 reason was to keep cars and bikes the motor cycle type off the course.One suggestion was made ,but as we were not allowed to address the committee , this suggestion was made not as an official comment but a comments over heard was. #1 Why not pay a security guard to ride around at night? Another comment was made #2 why not install three gates by each entrance? Leave them open during day time hours, and at night close them? I for one am not worried about a stray dog or two. Is the dog problem worth a proposal to fence in the entire property of Golfview and the expense? Are there not dog wardens employed by lee County to address this problem. I would not want Golfview to look like a prison yard, it is beautiful the way it is.

Here's a safety concern:
  I was rollerblading around the circle last week and came across a potential tripping hazard.  It's across from Muirfield.  I placed the sandal in the picture to give you an idea of the bump at that point in the sidewalk.  So, if you're walking or running, please watch your step.

On behalf of the Exterior Paint Committee, I want to thank Tom, Elaine, and Joyce for their input with regard to the exterior appearance here at Golfview.  One of our strongest points at Golfview is our commitment to upkeep and maintenance, as evidenced by our strong reserves position and our schedule for regular painting of the exteriors.

It seems, though, that someone has mistated the intent of the Exterior Paint Committee.  I have heard NOTHING of PASTELS being recommended for our community.  Indeed, the committee is close to making recommendations for the next round of paintings, that would give buildings a choice of colors from a well balanced palette, and a selection of color schemes which would feature contrasting hues to emphasize some of our buildings' strong features.

In March, '08 a first-tome visitor to Glen Abbey, Joyce Eulner of Danville, KY, remarked that the Golfview buildings all looked so Fresh and Newly Painted, and that Golfview-in its soft blue-grey hue was Elegant and Serene.

When she was told that there was some talk of changing the color to pastels, she was surprised and wondered why we would want to introduce (effect) a faddish commercial Disneyland look?

(Note; Joyce stopped here shortly after her return from a 3-week history and architectural tour of India.. Appreciated her positive comments- thought we'd share them. Elaine Crawford.

The photos at the right show a sequence of events over the last four or five days. 

Two appliances and much carpeting and padding were deposited near the dumpster.

Due to that volume, Dennis Catoe had to order a larger dumpster and some one had to transfer that trash into the large dumpster.

Now more inappropriate trash has been placed in the smaller dumpster--including a shopping market cart and a vacuum cleaner.



It appears that some guidelines for using the dumpster at the maintenance building are in order. 

The following statements are intended to help guide appropriate use of the dumpsters near the golf maintenance building:

The container at the maintenance building is for burnable items only.

If you have work done in your condo, such as replacing carpeting/tile or major remodeling, you are to make arrangements with the contractor to remove the old carpet/tile or debris from Golfview, even if it means you must pay a removal fee.

If you work with an independent contractor, inform him that there is no dumping allowed on Golfview property.  The materials must be removed by the contractor.

If you have burnable items that will not fit in the container, it is your responsibility to arrange for a special pickup and you must cover the cost of removal.

When you leave oversize burnable items next to the container (see attached photos) a special pickup is required and all residents of Golfview end up paying for removal.

If you must place cardboard cartons in the trash container, please flatten them.

When purchasing new appliances, make arrangements to have the old appliances removed from the premises.

Regarding Mr. Phair's question/comment about property taxes, I have the following information to share.  [See 9/2/07 posting below.]

Recently, when we received our billing statement for property taxes, we too noticed the escalation in value that our taxes were being based upon. We called the number on the statement as did another owner, with whom we are friends. According to the person in the office with which we spoke, the recent hike in property taxes is based on the last recorded closed sale in Golfview at the time the assessments were prepared. That amount was $189,900. Again, according to this person, this year's taxes are determined by values of properties sold and recorded in the past year (2006?), not what the current market pricing is.

It begs the question then,........will we get a tax reduction if the properties are sold and recorded at a lower price this year or next, will our taxes be reduced? Hmmmmmm. We'll see.

This evening, around 5:00, I was on my way out of the Sawgrass entrance with Drifter, our 12 pound dog.  I was still in the driveway when I saw a shirtless young man across the street with a large dog on a leash.
 
I told him that I'd be more than willing to walk with him to an entrance.  He started to run and yelled back "You'd better watch yourself lady before my dog eats your dog."
 
I felt threatened enough to come back and send my husband out to see if he could find this kid.  The kid was gone, but I was shaken enough that I stayed indoors and sent Kevin out to walk the dog.
 
Yes, I understand that I could have avoided this altercation BY IGNORING  the kid and allowing him to trespass!  That is NOT a solution.
 
Now can we begin discussions about securing OUR property against any and all 'unwanted visitors'?  What has to happen before we do?  Must someone be physically attacked?  Must someone's dog be attacked?

I abhor the idea of gating or securing ourselves in, but I fear it has become a necessary evil.  Yes, it does make us appear to be unfriendly, but the alternative is to set ourselves up for unwanted 'visitors'.
 
Since the Sonic drive-in was built, I have seen increasing numbers of teenagers 'cutting through' our property toward the Popham entrance.  The numbers of trespassers increases almost daily, whether it be walkers, bikers and/or walkers with dogs.  Whenever I see someone I think may be trespassing, I do speak up, but what can I do about it?  The kids on bikes just laugh and ride away.
 
Along with the trespassers comes their litter.  The overflowing junk at the dumpster does not all belong to Golfview residents.  I have watched people drive up, dump, then drive back out.  When I walk the circle, I do my best to pick up trash and it is not hard to fill a plastic grocery bag with soda and beer cans, cigarette packages and food and drink containers.  These don't come from Golfview residents.  We've never had this problem before.
 
I should mention, too, that I just don't feel as safe as I have in years past.  We are totally surrounded by developements now, yet we have left ourselves wide open to anyone who chooses to pass through.  I have a friend, who is a dog owner, living in another building and she told me that she refuses to walk her dog at night because she's afraid to go out.  I'm beginning to feel the same way.  Over the summer, we called the police twice because we heard groups of kids running through the golf course late at night.
 
If we were to take a poll, during season, of every resident, I would venture to guess that upwards of 50% would say they don't feel as safe as they did just a couple of years ago.  It is definitely time to take measures to protect ourselves, whatever the cost may be.

Since a picture is worth a thousand words, I'll keep this short.  I think we need to find a way to "screen off" the unsightly dumper area at the golf course maintenance grounds.  We also need to continue our efforts to educate owners, renters, and contractors about what kinds of trash are appropriate for this method of disposal.  The picture you see above is mild in comparison to what we've been seeing there over the past three months.

I believe that we should have electronic security gates at  Popham, and Lakewood Blvd.
In order to make it fair, we will post a petition sheet at each building so that everyone can have the chance to vote.
I think it is long overdue. I also hope that  someday, we can have the speed bumps changed  to the  wider ones  which would be kinder to your cars.

I live in St. Andrews.  All places are now taxed at 190,000 yet market value is around 169,000.  Does anybody have thoughts as to why the assessment is this high?

I would vote against a gated community, with or without a guard.  My reason is social.  Gated homes and communities send an “us and them” message.  The difference between the look and feel of The Park and Golfview is striking.  We seem more friendly and home like. 
 
Yes, we are more vulnerable; however, we could be smarter and have fewer items of value left unsecured in public spaces.  Items of value could be individually secured.  As a library manager one option offered to me was to secure our computers with alarms which set off an external alarm whenever individual computers were moved. We also had a slow record video system and we kept 7 tapes, one for each day of the week.  The day’s tape was put in every morning and the previous day’s was stored.  The video recorder had three channels and was locked in the manager’s office and hardwired to three, high mounted, cameras.  Motion detectors turned on lights inside the library so any unwanted movement at night was recorded. 
 
There were initial set up costs; however, the running costs were not expensive.  We replaced the tapes every year, the recorder every five years and we cleaned the heads once a month. We also had signs which told everyone there was a video operating on the premises so people would not feel watched without knowing.

We definitely need to open up the back at Popham, and put a gate with a automatic opener there.   The initial cost of the gate would have to be paid by the master association and each owner who wants to use it should purchase their own opener and if you do not want to use it, you do not have to purchase one.   I think this season we should get a petition  to open up the back at Popham, and if the majority of the owners want it, then we should hire legal counsel and get it done.

Unless we spend an inordinate amount of money, and have a huge special assessment, we will not have a secure complex.  I am NOT in favor of trying to keep every person, animal, or whatever out of Golfview...To try to do so would be exasperating and is a no win situation...Therefore, I'd NOT vote for security gates, security employees, or anything of that sort. That is not a cost efficient way to go.
 
I would, however be in favor of a security system for the clubhouse where owners would have an entrance mechanism and there would be a record of who goes in and out which can be reviewed whenever our management group (or building officer) decides to review , subject to some sort of rules, and similar to Faye Froehlich's suggestion.

The Florida law makers have determined that our property taxes are too high and will be adjusted, to what they were a year ago saving an average of
$1300 per household. It probably won't be that much for us at Golfview but perhaps a special assessment for the installation of 3 key-pad security gates at the entrances would not feel like such a burden if we thought of it as an offset for 1 year. Has the cost of those gates been determined in the
past? This would also give us access to the back gate rather than having to have it chained off. I am not opposed to a gated community at all.

I was a Police Officer, I'm currently a Security Guard and I'm sorry to have to say this but a Gated Community is probably becoming a reality. I believe with all of the new Communities around now, unless we Batton down the Hatches ourselves, we are an easy target. Also, as it may be great making extra money for the Golf Course opening it up to the public, But I think its a big mistake. When we open up the golf course to the public, they come in and Case the place. They can see how easy it is to hit us all up for something, and they laugh on the way out. If were going to open it to the public then I hope we have a really good list of all that are attending as they should be suspect after something happens. We don't necessarily need a Guard but the gates should be seriously considered. Also, Going out of Popham onto Winkler that area is open to people walking in. And I'm seeing alot more kids and teens coming thru. That area needs to be more than just chained up.

I don't' believe a gated community is the way to go. Many of the residents are against special assessments, which is the way it would probably be paid for.
 
Perhaps a key pad entry could be installed on the entry doors to the clubhouse, this would identify the people entering the building after hours, an Alarm could be installed that would alert residents that something was amiss, the parking area at Augusta and the Clubhouse could have better lighting.  
 
As for the TV being stolen, many may not be aware that there were very bad storms in the area and residents had their shutters down, and were not going out of doors. In my opinion this presented a very good opportunity for the thieves. The police were reported to have said to one of the staff that a couple of other communities had their clubhouses broken into and items stolen.

Slowly but surely it seems like our “paradise” is on the way to becoming a paradise lost.  I think we are long overdue for an electronic security gate.  Something that is capable of keeping out unauthorized vehicles as well as pedestrians and cyclists.

Also, it was probally a mistake to install a new TV at the end of the season.

I know it's an old subject but maybe we should reconsider having the community gated.
We could do something similar to the Park.

I agree with Vince.  Our community has become a magnet for everyone's  trash, dog droppings, jogging path, walking path, playing golf  without paying,  etc., not to mention the theft of the TV.  We should  all feel violated, whether we wanted the TV or not.  This was  something that belonged to all of us and is no different than someone breaking into you own condo and stealing something.   Steps need to be taken to assure us that something like this won't happen again in  the future.  What are those steps?  I feel those who have suggestions,  write them in this blog, or send an email or letter to the board.

The recent theft of Golfview's new HDTV from the clubhouse reflects the lax security that we have here, throughout the Golfview community and especially the clubhouse area.  I will be very interested to see what steps will be taken to reduce the liklihood of similar and perhaps more costly thefts and/or vandalism in the wake of this sad event.
